Thinking Outside the Box

Savvy construction companies are strategically embracing alternate means to augment their revenue streams. We have found that many firms are supplementing their traditional income sources during these economic times by branching into market segments whose profit margins exceed those currently attainable by simply doing “business as usual.”

Mechanical Contractors who have historically focused on negotiated or hard bid projects in the commercial or institutional arenas are establishing service divisions or adding fire protection to their portfolio of work. Property owners and managers have found that it may make fiscal sense to contract out the facility maintenance on their structures.

Energy management is an increasingly emerging field for both General and Subcontractors. Both public and private entities are seeing the value of retrofitting electrical and HVAC systems, insulation, windows or other areas needing improvement which actually pay for themselves over a period of years.

Electrical Contractors are bidding projects outside their normal areas of expertise. While typical markets may have slowed, there are abundant opportunities in the transmission and distribution of power, substation construction and servicing residential, commercial or industrial properties.

It has become a time to think outside of the box; to identify the work which is more prolific in a given region and adapting, when possible, to be able to fill that need. We have seen commercial General Contractors expand into heavy civil, institutional builders evolving into Industrial Constructors, and firms committing to bidding federal and military contracts. Some companies have even gone overseas to pursue international work.

These transitions are not easy. Many are very difficult and are nearly impossible without the right people in the right places. Business development or service industry professionals with contacts in a viable market segment are a huge asset. Experts in estimating or managing a particular type of project can quickly assist in fiscal growth.

There are companies that still have a strong backlog and are continuing to grow and prosper. This has been accomplished by making clear and strategic decisions, by seeing and seeking opportunities in a wider variety of projects, and by having the talent on board to pursue these opportunities successfully. This has allowed them to stay viable in the short-term and also provide diversification which will lead to even greater success in the future.

Construction Outlook for 2010

At a recent roundtable, the Construction Industry Newsletter Group spoke with several Kimmel & Associates Consultants to provide insight into the outlook for the industry going into 2010. Here is what these experts have to say:

David Goodrum, Vice President-Heavy Civil Group: The Federal Stimulus will inject a lot of public sector money into the economy. This will be mainly highway projects such as bridges and road maintenance along with design/build projects. We have a vast need to replace old bridges throughout the country as high profile bridges are increasingly making the news as being structurally unsound.

Mark Jones, National Sales Manager: We see several areas which are looking to pick-up. Energy work, especially renewable energy projects seem to be gathering steam. There is considerable need for people with data center experience and facilities management. Companies also seem to be looking for good Quality Control and Safety employees.

Debbie Eckart, Vice President-Southeast General Construction: Companies in Houston, TX and Washington, DC foresee commercial work picking up in 2010 and I’m seeing a big interest in business development people. Companies are looking for talented Sales Managers to lead them out of this economy

Paul Samuels, Executive Vice President-Industrial Group: I see veins of activity in sectors like power plant maintenance, rigging /millwork for dismantling operations, grid projects for electricity transmission and distribution. These should continue to grow in 2010. We will also see renewable energy projects including geothermal, solar and wind farms expand mainly because of the influx of federal stimulus money.

Alan Laibson, Vice President/Mid-Atlantic Construction: I see three areas growing next year: institutional, healthcare and federal projects. Green technology firms will do well along with companies that are involved with projects that improve energy efficiency. Several companies I talk to are starting to get upbeat about growth in 2010. The best managed companies are going to prosper.

Alan MacNair, Vice President-Southeast Construction: Military and university work will grow in 2010. I envision growth in the public sector that performs hard bid and CM at risk projects.

I agree with Mark Jones that data center projects will grow and I see more general contractors partnering with energy companies to take advantage of energy efficiency projects going on at the university and government levels.

CIN: Alan, what would you tell companies out there as they prepare for 2010?

Alan MacNair, Vice President-Southeast Construction: Now is the best time to grab top talent in the industry. I have talked to great individuals who are looking to make a move and you won’t be able to find talent like this for years. Invest now. I also see companies looking to hire C-Level leaders at this time. Companies need CFO’s, COO’s and Presidents to lead them out of this economy and they are looking for individuals with four specific skill sets. Companies want leaders with more than operation expertise; they are looking for key professionals who also have business development, preconstruction and survival skills.

Burj Dubai

Burj Dubai (Arabic: "Dubai Tower") is the super tall skyscraper under construction in Dubai, United Arab Emirates. It is the tallest man-made structure ever built, at 818 m (2,684 ft). Construction began on 21 September 2004 and the exterior of the building was completed October 1. The building has 160 habitable floors, a total of 206 floors and it is scheduled to be completed and ready for occupancy on January 4, 2010.

The building is part of the 2 km² (0.8 sq mi) flagship development called "Downtown Burj Dubai". The Chicago-based architecture and engineering firm SOM is in charge of the project. The primary builders are Samsung Engineering & Construction and Besix along with Arabtec. Turner Construction Company was chosen as the Construction Manager.

The total budget for the Burj Dubai project is about US$4.1 billion, and for the entire new "Downtown Dubai", US$20 billion. The price of office space at Burj Dubai has reached US$4,000 per sq ft (over US$43,000 per m²) and that the Armani Residences, also in Burj Dubai, were selling for US$3,500 per sq ft (over US$37,500 per m²).
